Frequently asked questions

Working with us

Does submitting an enquiry appoint you?
No. An enquiry lets us understand your property and proposal. We will respond personally and, if appropriate, provide a written quotation. Appointment happens only once you accept it.
Can you guarantee approval?
No planner can. Decisions rest with the municipality or tribunal. We aim to give you an honest assessment of prospects before you commit.
How long will my application take?
It depends on the application type, completeness, objections, specialist work and the municipality's processing. We give a realistic indication once we understand the matter.
Do you work outside Gauteng?
Yes, we assist with matters across South Africa. We are clear about where we have physical presence and where we work remotely with local specialists.
What will it cost?
Fees are quoted per project. We separate professional fees from municipal charges, advertising and specialist costs so you can see the full picture.

Is rezoning the same as building plan approval?
No. Rezoning establishes the land-use rights. Building plans are a separate submission under the National Building Regulations once the rights are in place. Rezoning

Where the by-law requires public participation, affected parties may comment or object. Objections are considered by the decision-maker and may affect timing. Rezoning
Consent use or rezoning — which do I need?
If the scheme lists your use as a consent use in the current zoning, consent is usually the simpler route. If not, rezoning may be needed. We confirm this after reviewing the property. Consent use & special consent
How small can a subdivided portion be?
Minimum sizes come from the applicable land-use scheme and policy and vary between municipalities and zones. Subdivision
